Required HIP contents – all properties
This Fact sheet is up to date at January 2009
The contents of the HIP, both compulsory (Required) and voluntary (Authorised) are set out in the regulations contained in SI 2007 No 1667 as varied by a number of amending statutory instruments.
The Required documents are (and must be placed in the Pack inthe following order):
- An Index – this must list all of the documents in the HIP, record any changes and give details about those items that are missing (see Fact sheet 21)
- Property Information Questionnaire from 6 April 2009
- An Energy Performance Certificate / Predicted Energy Assessment
- Sustainability Certificate or interim certficate for New Homes
- A Sale Statement – with details of the property such as the address and the owner
- Official copy of registered title and title plan for registered land
- Index map search and Unregistered title documents for unregistered land
- Commonhold documents and information - see Fact sheet 4
- A complete and accurate copy of the lease - see Fact sheet 3
- Leases or licences for the property
- Search report – local authority
- Local authority enquiry report
- Drainage and water search report
NB - Registered title documents MUST be official copies from the Land Registry while unregistered title documents will be the same as are normally provided by a seller
Local authority search and enquiries and drainage and water enquiries report must contain prescribed information.
Where these are incomplete because local authorities do not allow personal searchers access to all information, the personal searcher or search company employing that searcher must have indemnity insurance to cover liability in respect of claims made resulting from such missing information.
